Hook: "Thinking about moving to [Neighborhood]? Here's what locals actually love." Body: three quick spots — "[Coffee shop] for mornings, [park/trail] for weekends, and [restaurant] you'll be telling friends about." CTA: "DM me 'MOVE' if you want the full neighborhood breakdown."

3. The 60-second market update

Hook: "Here's what's actually happening in the [City] market this month." Body: one plain-English trend and what it means — "Homes in [Neighborhood] are [sitting a little longer / moving fast], which means [buyers have more room to negotiate / sellers should price sharp]." CTA: "Want this for your street? DM me 'UPDATE.'"

4. The "biggest mistake" tip

Hook: "The #1 mistake I see [first-time buyers] make..." Body: name the mistake, then the fix in one line — "They [skip getting pre-approved] and fall for a home they can't move on. Do [this] first." CTA: "Follow for one home-buying tip a week."

5. The myth vs. fact

Tip: Nail the first three seconds or nothing else matters. Open on motion or a bold claim — "[$price] in [Neighborhood]?!" — not a slow intro or a logo. Viewers decide to keep watching almost instantly, so put your hook first and save the "hi, I'm [Name]" for the middle, if at all.
