Real Estate Drip Campaign Templates (Sequences That Convert)
A drip campaign is your follow-up working while you sleep: pre-written emails that go out on a schedule, so no lead dies of neglect. The average online lead converts months after the first inquiry — long after most agents quit. Drips are how you're still there when they're finally ready. Here are three sequences to copy.
Sequence 1: New buyer lead (aggressive early, then steady)
- Minute 5 (text + email): speed wins. "Hi [First name], thanks for reaching out about [Address/area]! I'll send details right over. Quick q so I only send useful stuff: is this a 'browsing' search or a 'we need to move by [season]' search?"
- Day 1: the promised value — 3 matching listings with one-line reasons why each fits.
- Day 3: "The 3 mistakes [City] buyers are making this year" — useful, positions you as the guide.
- Day 7: soft consult offer: "Most people find 30 minutes on strategy saves them weeks of scrolling. Want to grab a slot this week?" (The consultation guide covers the meeting itself.)
- Day 14, then every 2 weeks: alternate market snippets, a fresh match, and one personal check-in. Speed and cadence details live in the follow-up system.
Sequence 2: Seller lead / valuation request
- Day 0: deliver the number with honest framing: "Online estimates for your home run [range]. The real answer depends on condition and timing — want the 20-minute version where I actually look?"
- Day 4: "What [Neighborhood] homes are really selling for" — two recent solds with a sentence of story each.
- Day 10: the prep guide: "5 fixes that return 3–10x at sale (and 3 that don't)."
- Day 20: case study — how one recent listing went from "needs work" to sold-over-ask (yours if you have it; honest and specific either way).
- Monthly after: market update with a quiet CTA to a walkthrough CMA — the CMA guide turns that meeting into a listing.
Sequence 3: Past clients (the goldmine everyone ignores)
- Move-in day +1 week: "Settled in? Here's my utilities-and-contractors cheat sheet for [Area]."
- Quarterly: the newsletter does this automatically.
- Purchase anniversary: "One year in [Street]! Here's what your home's likely worth now — up [X]% since you bought. Happy anniversary."
- Year 3+: equity check-ins. This is where repeat listings come from.
Drips don't replace you. The moment a lead replies, a human takes over — nothing kills trust like an obvious autoresponder answering a real question. And keep it legal: opt-in only, working unsubscribe, honor it instantly (CAN-SPAM), and check your CRM's texting compliance for anything SMS.
