Luxury marketing isn't regular marketing with bigger adjectives — it's a different buyer psychology. Affluent buyers aren't hunting for a deal; they're auditioning a life. Your job is positioning, proof, and discretion. Here's the playbook, most of which costs judgment rather than money.

Position the story, not the spec sheet

Every luxury home has one story that justifies its price — the architect, the view that can't be rebuilt, the provenance, the privacy. Find it before you write a word. Then the copy leads with that story and lets the features support it. "Designed by [Architect] to frame the western ridge at sunset" beats "5BR/6BA with high-end finishes" every time. The seller relationship is the marketing

Luxury sellers talk to each other. A weekly written report — inquiries, showings, feedback themes, plan for next week — plus honest pricing counsel (the price narrative matters double here, and so does the reduction conversation if the market says so) is what gets you the referral to their neighbor. In this niche, one well-run listing is a business development event.

On a budget: if the spend must be ranked — photography first, video second, agent-to-agent outreach third. A dedicated site and print pieces are polish; the first three are the sale.
